What is the Tinsa IMIE Index?

The Tinsa IMIE Index is the definitive tool for analyzing trends in the prices of completed housing (new and existing) in the mercado . Developed to strict quality standards, it provides key information in a transparent and independent manner.

This index is published monthly and serves as a benchmark for:

IMIE Geographic Areas

From the perspective of geographic stratification, the Tinsa IMIE General Index replaces traditional political-administrative boundaries (Autonomous Community, Province, and Capital) with six geographic groups that share similar characteristics and patterns.

Following these guidelines, Tinsa has divided the territory into five major zones:

  • Capitals and major cities with more than 50,000 inhabitants.
  • Metropolitan areas, consisting of the municipalities surrounding the aforementioned ones.
  • The Mediterranean Coast, whose towns are located along the Mediterranean coastline and are closely associated with vacation rentals.
  • The Balearic Islands and the Canary Islands, island regions with a mercado influenced by foreign demand.
  • The remaining municipalities, as well as small and medium-sized towns in the interior of the peninsula and along the northern coast.

The definition of the zones is based on municipal boundaries, and they are mutually exclusive. Each zone has its own index, and their weighted average yields the overall index, which represents the mercado as a whole.

Key Features of the Tinsa IMIE Index

The Tinsa IMIE index reports have a number of key features:

  • They track changes in the price per square meter of a Property.
  • The data is based on the appraisals conducted by Tinsa nationwide for mortgage collateral purposes, which account for nearly a quarter of all such appraisals carried out each year in Spain.
  • This methodology is endorsed by the European agencies Eurostat and the OECD. The information is based on data collected and verified by nearly 1,000 appraisers located throughout the country.
