What is the price of an energy certificate for a complete building?

When do you need an energy certificate for a building?
If you want to sell or rent a Property
In a sale and purchase process or when you want to sell or rent a property, premises or building, not having the energy certificate can result in a fine of up to €6,000.
In sale and purchase contracts: the original certificate must be made available to the buyer by the owner and must be presented at the time of notarization.
In lease contracts: a copy of the certificate must be delivered to the lessee.
If you want to reduce the energy consumption of your home
The energy certification scale presents 7 levels, from the letter A for the most efficient buildings to the letter G for the least efficient ones. The analysis contains two different ratings: one for consumption and one for emissions. The sum of both will give us an idea of the efficiency of the Property(here below I would put a color scale of the seven letters).
The certificate proposes improvement measures (renovations, changes in installations...) to make your Property more comfortable, reduce CO2 emissions and energy consumption and, therefore, the economic cost you suffer in your electricity or gas bill.
If you have carried out renovations and would like to apply for a subsidy
The energy rehabilitation aid programs in force until the end of 2023 for homeowners contemplated tax deductions of between €1,000 and €3,000 if it is demonstrated that reforms have been carried out (replacement of windows, renovation of heating or cooling equipment, actions on the facade...) that have reduced by 7% the cooling and heating demand of the Property or by 30% the consumption of non-renewable primary energy.
The energy certificate is the document that allows you to officially justify what the previous level of demand/consumption was and how much it has been reduced after the renovation. Therefore, it is the document that will certify that you comply with the established parameters to qualify for your subsidy.
When your energy certificate is more than 10 years old
The energy certificate is valid for a maximum of 10 years, except when the energy rating is G. In this case, the maximum validity will be five years from the date of registration of the certificate in the registry of each Autonomous Community, being the owner responsible for its renewal.
Also, if there have been significant changes in the Property that may affect its energy rating (if, for example, improvement works have been carried out) the owner can voluntarily update the certificate at any time.
How long is a building's energy certificate valid?
Energy certification has a duration of 10 years for buildings and dwellings, starting from the date of issuance of the certificate. However, it is important to note that this duration may vary depending on local rules and regulations. It should be noted that if the initial certificate obtains the letter G, its duration is reduced to 5 years instead of the standard 10 years. Upon expiration of the validity period, the certificate must be renewed in order to continue using it as a reference in real estate transactions or for any other purpose.
Where is the building energy certificate registered?
According to Royal Decree 390/2021, of June 1, it is mandatory to register the energy certificate in order to rent or sell a Property. Each autonomous community has a body in charge of the energy certification of buildings where the certificate must be presented, and the registration process varies in each community in terms of form and cost.
