What methodologies can be used for a RICS valuation?
Tinsa issues individualized valuation reports in accordance with the standards defined in the International Valuation Standards IVS. In general, the valuation criteria to be used for the different types of properties are listed below:
What checks should a RICS valuation report check?
In order to prepare the valuation reports, TINSA will carry out the following verifications:
We will carry out the correct and appropriate inspections in our opinion taking into account the specific circumstances of each asset. As a general rule, the internal and external inspection of the property will be visual; areas not inspected will be assumed to be in a state of repair based on their external appearance. Structures will not be checked and areas that are hidden, unexposed or inaccessible will not be inspected and these parts will be assumed to be in a good state of repair and in good condition unless there are visible signs to the contrary. Likewise, it is not the purpose of the reports to analyze or evaluate possible hidden defects.
TINSA issues valuation reports on the assumption that there is no environmental contamination of any kind. Neither its detection, nor the analysis of the liabilities derived from it, nor the valuation of the decontamination cost incurred is the object. In the event of detecting signs of any type of contamination, TINSA recommends the intervention of expert consultants who can determine the specific legal liabilities and the costs incurred for the decontamination works.
What is the difference between an Appraisal ECO and an Appraisal RICS?
ECO and RICS appraisals are two types of appraisals performed by Tinsa by Accumin that comply with different regulations and standards, adapting to the specific needs of each client.
Appraisal : This appraisal is carried out in accordance with Order ECO/805/2003, a Spanish regulation governing appraisals for fines in Spain. It is mandatory for the granting of mortgage loans and is accepted by all financial institutions in the country. The Appraisal focuses on ensuring that the value of Property adequate to support the mortgage loan.
RICSAppraisal : In contrast, theRICS Appraisal follows the international standards of the Royal Institution of Chartered SurveyorsRICS), a global organization that promotes and applies best practices in the real estate industry. This type of Appraisal is internationally recognized and is especially relevant for clients operating in global markets or requiring an independent and uniform valuation, regardless of the location of the Property.
Both types of appraisals are performed by qualified Tinsa experts, guaranteeing accuracy and rigor in each process. The choice between an ECO Appraisal and a RICS will depend on your specific needs and the purpose of the appraisal.
In which language is the RICS valuation report delivered?
RICS valuation reports will be provided in English. However, translations in other languages can be provided.
