Who appraises a house and what is taken into account?

Appraisals for mortgage purposes are regulated by the Banco de España under ECO 805/2003, according to Law 1/2013 of May 14. They must be carried out by a competent technician from a company approved by the Banco de España such as Tinsa.

An official appraiser will calculate the Appraisal value of your home or Property by analyzing different variables such as the location, the services that exist in the area, the type of building (single-family or multi-family) and its situation within it, the surface and distribution of the Property, its views and lighting, the quality of the construction materials, installations, the elevator, community services, age, state of conservation and other sustainability criteria.

The Appraisal report will reflect the Appraisal value of the property (on which the loan is calculated) and the reference to determine the auction value (minimum amount for which the property would be foreclosed in an auction if the loan is not repaid). This report provides security in the purchase, since it detects if there is any anomaly in case there is any anomaly in the Land Registry, the Cadastre or in the urban situation.

How long does an Appraisal take, how much does it cost and when does an Appraisal report expire?

An official Appraisal takes an average of three to five working days after the appraiser's visit to the Property once all the necessary documentation is available.

The price of an Appraisal depends on the type of Property and its location. On our website you can hire it from 250€ euros.
The validity of the Appraisal report of a property for mortgage purposes is 6 months from the issuance of the report.

How long does it take to sign a mortgage after the Appraisal?

Once the bank has the Appraisal in its possession, the deadline for the signing of the mortgage is usually between 15 and 20 days. This period will depend on the financial entity, the notary, the buyer and the seller.

Once the transaction has been approved by the financial entity, an appointment is made at the notary for the signing, which is attended by the bank's representative, the buyer and the seller of the property.

What happens if the Appraisal is lower than the purchase price?

The Appraisal value is never "high" or "low". It is a market value issued by an accredited and independent official appraiser after analyzing the characteristics of the property and the market conditions, among other aspects. It tends to be referred to as "high" or "low" because it is related to the buyer/seller's expectations or to the purchase price, which is a value agreed between two parties.

A high Appraisal will allow you to obtain greater financing. The fact that the Appraisal value is lower than the purchase price does not prevent the sale and purchase from taking place. The buyer will simply have to provide a larger amount of equity (savings) to cover the difference between the purchase price and the amount provided by the financial institution (normally 80% of the Appraisal value).

Performing an Appraisal before closing the purchase agreement allows you to check, before signing the earnest money contract, that the sale value is in line with the market value and the total amount you can afford to pay based on your level of savings.
