Valuation, understood as the informed opinion of an independent expert, is always valuable and especially necessary in a sector such as real estate, given the current economic situation. The real estate market is not a perfect market and it is necessary for the real estate appraiser to be an independent professional with a high level of judgment and criteria. For this reason, a valuation from an Appraisal company such as Tinsa combines the professional capacity and preparation of its appraisers with the potential of an organization that has been providing appraisal services since 1985.
One of the peculiarities of the real estate market is its geographical and functional sectorization. There are local markets with different behaviors, depending on their location and the uses considered: first or second homes, commercial premises at street level or in shopping centers, offices, industrial buildings, rural properties... This makes it more difficult to know all the market situations that are generated, which again requires a specialization only achievable by a competent professional supported by a leading Appraisal company.
In addition to assisting in the transparency of commercial relations, appraisals carried out by an Appraisal company are a mandatory document for certain purposes, including those defined in the scope of application according to article 2 of ECO 805/2003:
- Mortgage guarantee of credits or loans
- Coverage of the technical provisions of insurance companies
- Determination of the net worth of real estate collective investment institutions.

The methodology of our valuations is set out in two fundamental documents:
- ORDER ECO/805/2003, of March 27, 2003, on valuation standards for real estate and certain rights for certain financial purposes. National regulations of mandatory application for certain purposes that define the checks and methods that are mainly used in valuations.
- International Valuation Standards, currently in its eighth edition (IVS-2011). International standards formulated and published by the International Valuation Standards Committee (IVSC), which constitute the common international framework.
Although both regulations represent generally accepted valuation principles, on some occasions outside these legal frameworks, and taking into consideration the purpose of the valuation, other criteria and methods may be used, such as cadastral valuation, expropriation valuation, valuation according to specific cases in judicial valuations and others.

This is the documentation you will need to have to give to our technician:
- Nota simple less than 3 months old or copy of the deed to the registered property

It is a report drafted and signed by a qualified company or a competent technician that includes objective information on the energy characteristics of the Property, indicating its energy rating and the primary energy consumption that would need to be transformed to meet its energy needs.
It is a document whose format is regulated, which includes the rating resulting from the energy efficiency certificate, after its registration in the Ministry of Industry of the Autonomous Community. It is mandatory to obtain it and even its exhibition in the case of buildings that provide public services.
The registration of the energy efficiency certificate in the corresponding autonomous community is mandatory. After registration, a registration number and proof of registration are obtained. The registration of the energy efficiency certificate is subject to fees in certain Autonomous Communities. These are variable in the different Communities that have them established.
All buildings under construction are required to have energy certification in the project itself, which must be completed when the works are finished. For buildings already built, energy certification is mandatory for all those that are marketed, sold or rented. It is up to the owner to obtain it.
In general, all properties considered "non-habitable" are exempt from certification. Among them, the following are the most relevant:
- Solares
- Parking spaces and parking lots
- Storage rooms
- Premises in the rough
- Detached buildings of less than 50m2
- Industrial buildings without offices. The office part of the industrial buildings with a surface area of more than 50m2 will be subject to CEE.
The energy performance certificate will be valid for 10 years. The owner may proceed to update it, on a voluntary basis, when he considers that there are variations in the building or in part of it, which could imply alterations in the energy efficiency certificate previously issued.
In general terms, there are two main actions on which to focus savings:
- On the one hand, by acting to cut energy losses in the Property, improving the characteristics of the envelope and construction elements, such as facades, roofs, windows and glass, thermal bridges, etc.
- On the other hand, by increasing the performance of air conditioning and domestic hot water production systems, such as boilers, accumulators, and, in general, of the equipment installed to provide comfort to users.
The energy rating evaluates the needs of the Property, both in terms of primary energy required to meet the building's consumption and in terms of harmful emissions into the atmosphere, the latter focusing on carbon dioxide (CO2). There is no unification at European level in terms of a common scale, so each country establishes its own assessment. In Spain, the energy efficiency scale ranges from letter A (the best) to letter G. Currently, the rating reflected on the energy label is that corresponding to CO2 emissions, although it is likely that, in the near future, both indicators will be reflected on the same label.
From the time the necessary visit is arranged, the certification is done in 2-3 days in general terms. Registration and the corresponding label depend on the respective Autonomous Regions. There are Autonomous Communities in which the label is obtained on the same day as the registration and others in which the issuance of the label is significantly delayed.
The energy performance certificate report is generated and made available to the client directly by e-mail and in PDF format.
