Tinsa is mercado pioneering initiative: an index (Tinsa IMIE) that tracks the value of residential properties in Spain.

Much of the economic growth the country has experienced over the past decade is linked to the significant expansion of mercado .

Its strategic importance is crucial not only because of its direct contribution to gross domestic product, but also because of its implications for the development of other sectors that depend heavily on its performance.

Under these circumstances, having statistics that track trends in mercado with sufficient frequency is seen as a necessity with undeniable practical and operational value.

The Tinsa IMIE indices are the definitive tool for analyzing property value trends in the mercado ; they are compiled to the highest quality standards and with the utmost transparency and independence.

From the perspective of geographic stratification, the Tinsa IMIE indices seek to move beyond the political and administrative boundaries of provinces and autonomous communities in order to reflect mercado criteria.

In this regard, the mercado housing mercado tends to be concentrated in large cities and their metropolitan areas—the hubs of modern economic activity—at the expense of rural areas. It also features a large segment of second homes, primarily associated with coastal tourism, concentrated in the Mediterranean Arc and the islands.

Following these guidelines, Tinsa has divided the country into five major regions that broadly represent the different segments that make up the mercado :

  • Capitals and major cities with more than 50,000 inhabitants.
  • Metropolitan areas, consisting of the municipalities surrounding the aforementioned ones.
  • The Mediterranean coast, whose towns and cities are closely linked to the vacation rental market.
  • The Balearic Islands and the Canary Islands, where the mercado has mercado been influenced by foreign demand.
  • The remaining municipalities, as well as small and medium-sized towns in the interior of the peninsula and along the northern coast.

The definition of the zones is based on municipal boundaries, and they are mutually exclusive. Each zone has its own index, and their weighted average yields the overall index, which represents the mercado as a whole.

Key characteristics of the indices:

  • They track changes in the price per square meter of a Property.
  • Compiled using data from the more than 200,000 annual property appraisals conducted by Tinsa, which account for approximately 20% of mercado —a sufficiently representative sample.
  • A methodological framework similar to that used in the calculation of the CPI.
  • Information gathered with the utmost rigor and quality by architects who work in the mercado on a daily basis
  • Published monthly, on the second Tuesday of each month.
  • Open to the general public
