Why do I need an energy certificate?
Sale or lease
In a sale and purchase process or when you want to sell or rent a property, premises or building, not having the energy certificate can result in a fine of up to €6,000.
Reduce consumption
The certificate proposes improvement measures (renovations, changes in facilities...) to make your Property more comfortable, reduce CO2 emissions and energy consumption.
Process grant
If you have carried out renovations and want to apply for a subsidy, this document allows you to officially justify what the previous level of demand/consumption was and how much it has been reduced after the renovation.
Renewal
The energy certificate is valid for a maximum of 10 years, and owners are responsible for renewing it.

It is a report written and signed by a competent company or technician that objectively details the energy characteristics of the Property:
- the energy rating: the primary energy consumption required to cover energy needs
- carbon dioxide (CO2) emissions generated in the process.
In Spain, the energy efficiency scale ranges from letter A (the best) to letter G and reflects onlyCO2 emissions. The energy efficiency certificate is valid for 10 years.
From the time the necessary visit is arranged, the certification is generally completed within 2-3 days. The report with the energy performance certificate is generated and made available to the client directly by e-mail and in PDF format.
The energy efficiency label, a document that includes the rating resulting from the energy efficiency certificate, must be compulsorily registered with the Ministry of Industry of each Autonomous Community. This procedure may be subject to fees depending on each Autonomous Community.
All buildings under construction are required to have energy certification in the project itself, which must be completed when the works are finished. For buildings already built, energy certification is mandatory for all those that are marketed, sold or rented. It is up to the owner to obtain it.
In general, all properties considered "non-habitable" are exempt from certification. Among them, the following are the most relevant:
- Solares
- Parking spaces and parking lots
- Storage rooms
- Premises in the rough
- Detached buildings of less than 50m2
- Industrial buildings without offices. The office part of the industrial buildings with a surface area of more than 50m2 will be subject to CEE.
