1. The situation.
A leading occupational accident insurer with an extensive network of care centres throughout Spain tasked us with drafting rent reports for all of its properties in which it is a tenant to negotiate a decrease in rent.
2. Our Services.
Tinsa generated the requested reports on the current leasing market and compared the obtained rents with those stated in the signed rental agreements. The negative trend from 2007 in average rental prices for commercially attractive properties in most of the locations helped to confirm that the rents at that time were significantly below those stated in the contracts.
3. The Result.
