The formation and dissolution of companies, changes in shareholders or mergers are circumstances in which it is necessary to have a report certifying and justifying the market value of a property (fair value) as part of the overall analysis of assets in the balance sheet. The need is clear in the case of listed investment companies in the real estate market (REITs), which must comply with reporting requirements set out for the market and its shareholders.

A commercial valuation, a process regulated by a highly important legal-commercial component, may be requested by the Commercial Register, by the Commercial Courts and, in the case of limited companies, directly by the company.
