Applying rigorous standards in data collection guarantees the final quality of any statistic. In the case of statistics on housing, this statement is even more relevant given the technical complexity of properties, the evaluation of which requires the participation of a suitably trained expert.

In Spain, legislation regulating appraisal (ECO 805/2003 and earlier) explicitly includes these recommendations, translating then into a legally mandatory methodology that defines the criteria for formal measurement of variables and attributes of a building, the applicable methods for assessing the appraisal and the qualification demanded of appraisers who issue the reports. This is supervised by the Bank of Spain, which monitors the activity, guaranteeing full compliance with current legislation.

All of them are Architects or Technical Architects with specific academic training for this role and an exhaustive knowledge of current appraisal methods. Their qualifications, experience and rigour in the application of the regulations results in the collection of reliable and homogenous information within a complex market, in contrast to other sources with data of dubious origin or supplied by non-expert staff.

The information is analysed by the Market Research department, staffed by statisticians and economists who specialise in the real estate market. They are responsible for translating the experience and knowledge of the company into the statistics and reports that Tinsa periodically publishes.
